Pacific Beach Market Update: August 2026

If you've been watching the Pacific Beach market this year, August's numbers confirm what a lot of buyers and sellers are already feeling on the ground: single-family homes and condos are moving at two very different speeds right now.

Single-Family Homes: Still Tight, Still Competitive

The detached market in 92109 tightened up notably in August:

  • Median sales price: $2,204,000, up 8.8% from $2,025,000 in August 2025
  • Days on market: just 24 days, down from 45 a year ago — homes are moving nearly twice as fast
  • Months of supply: 2.6, down from 3.5 — anything under 3 months is generally considered a seller's market
  • Inventory: 33 homes for sale, down 19.5% year-over-year
  • Closed sales: held steady at 12, matching August 2025

Zoom out to year-to-date, and the story gets even more pronounced: the median single-family sale price is up 14.2% year-over-year, sitting at $2,340,500 through August. Pending sales are up 15.6% and closed sales are up 8.5% — demand is clearly there, it's just chasing a shrinking pool of available homes.

What this means if you're buying: be ready to move. Homes that check the boxes aren't sitting long, and with only about two and a half months of supply, well-priced listings are getting multiple looks fast.

What this means if you're selling: conditions currently favor you. Faster sales, rising prices, and shrinking inventory are a rare combination. If you've been on the fence about listing, this is a strong window.

Condos & Townhomes: A Different Pace

The attached market is telling almost the opposite story:

  • Median sales price: $957,500, up 37.8% from August 2025 — though note this jump is partly a small-sample effect, since only 16-17 units closed
  • New listings: 37, up a striking 60.9% year-over-year — a lot more sellers are testing the market
  • Days on market: 37 days, up from 25 — homes are taking noticeably longer to sell
  • Months of supply: 4.0, up slightly from 3.9 — moving toward more balanced, buyer-friendly territory
  • Inventory: 68 units for sale, up 17.2% year-over-year

Year-to-date, the median condo price is up a more modest 3.3%, which is a better read on the underlying trend than the single-month swing. With more new listings hitting the market and days on market climbing, buyers in the condo and townhome space are gaining some real leverage compared to a year ago.

What this means if you're buying: more selection, more time to think, and more room to negotiate than in the single-family market.

What this means if you're selling: pricing and presentation matter more than they did a year ago. With more competition on the market, homes that stand out are the ones that sell quickly.

Pacific Beach continues to be a market of two speeds: single-family homes are tight and competitive, while condos and townhomes are loosening up and giving buyers more options.
